The site’s setbacks and buildable footprint were severely limited due to the proximity of the water on three sides. Despite these constraints, the design not only adhered to all regulations but also maximized the site’s potential. Every room in the house boasts stunning water views, capturing the essence of waterfront living.

The exterior, clad in Hardie board and natural stone, is designed to withstand the harsh coastal environment while maintaining a timeless aesthetic. One of the standout features of the home is its open floor plan, which was specifically designed for entertaining and to take full advantage of the surrounding views. Building a waterfront home on such a challenging site required more than just architectural and construction expertise; it also demanded innovative problem-solving. One of the most significant challenges was the placement of the home’s large 40-by-20-foot swimming pool. Due to strict county regulations, the pool had to be carefully positioned within the narrow buildable area, without encroaching on the protected waterfront.

Landscape architect Matthew Sabine played a crucial role in this aspect of the project. Working closely with the county’s regulatory body, Sabine designed a pool and patio space that not only met the homeowners’ desires but also adhered to all environmental guidelines. The result is an outdoor living area that seamlessly connects with the home’s interior spaces, creating a cohesive flow throughout the property.

“We wanted to capture the beauty of the backyard and the point, because it’s a one-of-a-kind site,” says Sabine. “By elevating the terrace and integrating access doors, we were able to create a space that feels both expansive and intimate.”
